<p>Firstly do not get me wrong ! i am not saying i have tons of problems and i hatre my life or anything its just that since about a year ago i have just been really finding it hard to cheer and relax.</p>
<p>It first started when we had problems with our neighbour who was verbally abusive and would play really loud music etc that was super stressful and horrible and i had alot of disappointments through getting them evicted / convicted of ASB &#8211; but now we have moved away from that and i have since had a lovely little girl &#8211; we live on a council estate which wasn&#8217;t my plan for us but feel that by the time she is in school we will be able to afford either a mortgage or private rented in a better area.</p>
<p>My partner has always been super happy and confident and i used to be the same but now i always feel down and can never relax fully.<br />
I dont drink alcohol and hate the club scene so my mates dont really invite me out cos they know i hate it . i do smoke the odd joint but even that bores me now !<br />
Me and my partner take time for dates and spending time as a family.<br />
I really want a hobby of some sort but just have no drive to do it .<br />
I work part time with my dad so its really flexible and i have no complints there.<br />
Even when i see my lil cousin who i love dearly i just cant manage to have the same fun we used to<br />
So i thought maybe someone could help me maybe point out somthing obvious im missing but im just so &#8230;. bored / annoyed / angry / upset for no reason and people arebeginningg to notice!</p>

			<content:encoded><![CDATA[<p>After my mother died 5 years ago I inherited 50% of her home according to her will, with the proviso that her partner would be allowed to remain in the home for as long as he wanted after her death, as seemed only right. He lives rent-free. However, purely financial concerns now lead to wonder about two questions:</p>
<p>1 &#8211; Will our 50% ownership be at risk if he remains in occupancy for seven years (or any particular length of time)?<br />
2 &#8211; Can I use &#8216;my&#8217; 50% of the property as security against a mortgage or other loan &#8211; or indeed could I sell my share without him losing his right of occupancy?<br />
To clarify &#8211; the other 50% &#8216;owner&#8217; is my sister. According to one solicitor we don&#8217;t actually &#8216;own&#8217; the property until her partner vacates it.<br />
Yes, I think the will did state &#8216;rent-free&#8217; although he is responsible for maintaining the property as long as he occupies it.<br />

<p>Thanks again for your answers. Just to clarify further: I certainly don&#8217;t plan on trying to evict my late mother&#8217;s partner.<br />
Re-reading the will reminds me her solicitors are the sole trustees until the house is vacated.</p>

<p>We want to use the money from the sale of my house and our savings to buy a house together.  My partner is 1 year into a 3 year fixed rate mortgage. If we bought a house this year and she was to rent out the apartment, would there be any implications on that mortgage? Do we need to turn it to a buy-to-let mortgage or would she not be able to do this because of the fixed term rate she got?</p>
<p>Any help greatly appreciated!<br />

			<content:encoded><![CDATA[<p>We have been together for 8 years and I&#8217;m 26 and he is 28, and after years of us having fun and leisurely spending our earnings, we have nothing to show for it which is sad for me. </p>
<p>We both still live at home with our parents and have been talking about wanting to rent a place, (as both our credit rating isn&#8217;t great to mortgage a home) eventually after we have cleared his debts which we have started doing and have brought his debts from £6200 to £4000.</p>
<p>I work 2 part time jobs one as a 5 day a week receptionist for my families company, which I get paid very little for as my family have very little money left over when they pay their main staff and I have a part time sales job bringing in £250 a month. Plus I am doing a part time course at college. My boyfriend has 3 part time jobs bringing in £600.00 per month.</p>
<p>Why I am frustrated is because I wish I could wave a magic want and get rid of the debts right now lol. I just want us to start saving for our place now. We want to save at least 1-2 years rent and bills in advance est. £11000 then get married and soon after start trying for a baby. I want to become a mum so bad its killing me and I cry at the thought of it not happening for us. However we want us to at least get our priorities straight first.   </p>
<p>He also is looking for a full time job but that is another frustrating thing, about 100s of people are applying for the same jobs. We are selling things on eBay for us to make extra money to clear the debts too.</p>
<p>Once he gets to 30 he will receive £20000 but that is like 2 years from now so we want to get things sorted before then.    </p>
<p>What advice could you give us in our situation and for the future?</p>

<p>I currently have a fixed Mortgage with Nothern Rock, which ends on in April 2011 and would normally revert to their standard rate, but giving it&#8217;s Nothern Rock, they may not allow this and I may have to go to a new Mortgage provider.</p>
<p>However, I&#8217;m currently looking to buy a new house and rent my current house out.</p>
<p>Am I best to wait until 2011 when my fixed rate mortgage deal expires and then set up my current house on a buy to let mortgage and then buy a new house on a separate mortgage.</p>
<p>Slightly concerned about tax implications if I rent my old house out for more than 2 years.</p>
<p>It&#8217;s all getting complicated when all I really want to do is buy a new house and rent out my current property.</p>
<p>All help gratefully recieved.</p>

<p>I have always been able to pay my bills but recently i lost my job.   </p>
<p>I managed to get a job this week but i won&#8217;t be paid until the end of January&#8230; i already owe money on my car, credit card (which isn&#8217;t a lot), my phone has been cut off because i couldn&#8217;t pay for it.  All my bills were due out on the 1st of december and these were the only ones i couldn&#8217;t manage to pay but i did pay my house and house bills. And the 1st of jan is fast approaching and im panicking really bad, i have enough to pay my mortgage but nothing else.</p>
<p>I have just enough to pay petrol or bus fare to get to my new job but i have nothing else. I can&#8217;t use my credit card as its blocked due to non payment and i&#8217;m not eligible for any government benefits and don&#8217;t have family or friends who can help.</p>
<p>I know some people will think others are in a worse situation but because ive never had this problem i don&#8217;t know what to do.</p>

			<content:encoded><![CDATA[<p>I had my heart set on this house which is currently on the market for £109&#8217;000 , I went to speak to a fancial advicer and thought it would be abit of an education for me since I am a first time buyer, tried to do my homeowrk by learning all i need to know about mortgages and thought coming from a person who is experienced for extra information. He explained almost everything, I had a 5% diposite and the whole of it seemed successfull so far! He also told me about solicitor&#8217;s fee, admin fee, evaluation fee etc it will come up to £1000 just to begine with! it has let me down again just thinking of all the expenses I am going to have to face in the next 6 weeks (all of my savings) now I needed advice from you? I love the house no doubt will it be worth it long term? Have you found yourself broke since paying a mortgage rather than a rent? Does it make you happier? I am doing this for my 2 girls so theyre safe in future if anything happens to me am 22 yrs, any advice?<br />
to give you an idea of my worries, we have a car to pay for (only 4 years left) a loan (again 4 years left) bills etc but my bigest bills are the ones mentioned above&#8230;</p>
